
A studio flat in Mayfair which can be transformed into a cocktail bar has been put on the rental market for £2,700 per month.
The London rental market has seen a number of tiny flats becoming available for people desperate to live on their own.
And now one Mayfair estate agent has got in on the act by offering a luxury studio which is smaller than the bathroom in the typical homes he deals with.
Peter Wetherell, from Wetherell Estates, is listing a pint-sized property designed to be a cosy home which can be transformed into a swanky cocktail bar.
But it is only 323 sq/ft - around a third of the size of a typical one-bedroom flat in the area and smaller than a tube carriage
The flat, at Mount Street, has an entrance hall, studio reception room and bathroom and has been designed to look like a chic West End cocktail bar or night-club.
It is thought to be one of the smallest homes which has ever come onto the market in Mayfair.

The niche interior has coffered ceiling with light features, a cocktail-bar with wall mirrors and LED shelving, a black-metallic paneled, gold edged, drinks bar and bar-stools and Louis Vuitton style dark-wood panelled fitted cupboards.
Doors open from the furnished flat onto an outside cocktail terrace complete with table and chairs.
Behind the cocktail-bar exterior it is claimed the flat has all the features required to convert the space into a cosy home.
Hidden within the bar is a hob, oven, drawers and cupboards for the kitchen while the bar also doubles up as a breakfast and dining area.
The drinks and living area converts into the bedroom, with the sofa opening out into a large double bed.
The property further benefits from lift, large windows, air conditioning and private roof terrace.
The landlord is still charging £625 per week rent for the studio flat.
For the same price, you could get a detached six-bedroom country home in Berkshire.
But it is half the price of a the average rental property in Mayfair and, at £89 per night, it is £100 a night cheaper than a room at the nearby Holiday Inn.
There is unlikely to be a shortage of interest in the studio, which is located opposite the renowned Scott’s restaurant.
